It is truly a humbling and exciting experience when someone walks into their completed home and their joy and pleasure is obvious even in the smallest details. To take an empty piece of land and transform it into someone’s dream home offers me a kind of satisfaction I don’t think I could get in any other career.
I started Garabedian Properties in 1997. We build about six to eight custom homes a year.
Understanding the business side and the numbers is crucial to success in this industry. I will share with you, not only the operations and philosophy of our business model, but also the financial side. There are many people who can build beautiful homes, but understanding the true costs of a project is what is going to enable you to truly succeed.
I started in the real estate industry right out of college. I always knew this was what I wanted to do and learned everything I know from the ground up. I knew I would never be able to stand the confinement of working in an office. In my industry, you are out and about every day and each day is new and different. I thrive on that diversity. When the weather is nice, I open my truck windows, breathe it in and appreciate the path that I have taken.
Our homes are unique to each family. Creativity is at the core of our business. Every plan is drawn from scratch and no plan is repeated. We build every home as if it were our own and strive for functional luxury, simple elegance and premium service.
I’m one of those guys who really loves what they do. Being in a home in the middle of construction with tradesmen and contractors scampering around solving problems, working with our homeowners trying to get the homes completed, that’s what gives me the energy and excitement to wake up every morning.
One reason you see small builders come and go so quickly is they never fully grasp the numbers side of the business. They thought they were doing well until one day the money ran out.
